Roofing estimates can be a tricky thing to navigate. Unless you know what you’re looking for, you may end up deciding on the wrong roofing estimate. Payment Information

There should be a clear layout for who is responsible for paying for the project in any roofing estimate. You should also see the costs of these things and the total. Next, the payment terms should be covered. It should include information about down payments, progress payments, end payments, and payment methods. This should be explained in-depth for all parties. Lastly, you should have an option to hold back the final payment until you are completely satisfied with the job. 

Estimated Materials

Along with how much the roof will cost, an experienced roofer should estimate how much material they will need to complete the project. A list of what and how much of each material is required should be laid out in your estimate. An experienced roofer can even include the brand of materials they will need. 

Specific Description of Work

If you’re catching on, roofing estimates are supposed to be very specific. We’ve seen what’s supposed to be included for payment and materials, and the description of work to be done is no different. The roofer should lay out the roofing work they’ll do to complete your project so both parties are on the same page and can keep each other accountable. 

Warranty

Warranties for quality and materials should be covered in-depth in your estimate as well. Warranties generally last a lifetime (half a century) and should be transferable should you decide to sell your home. It’s very common to find lifetime warranties on roofs, so if your estimate doesn’t include this, you should discuss this with your roofer before agreeing on the project.

One good rule of thumb for roofing estimates is that if you find the information is laid out vaguely, consider that a red flag.
