When Should I Have My Roof Replaced?

Roofs often get neglected in homes because the damage is hard to notice unless it’s severe. That’s why it’s essential that you have rotating inspections done on your roof either by you, a family member or a professional. You’ll know what damage has occurred and whether it calls for a replacement or not. If you’re unsure after you’ve inspected the roof yourself, you can have a professional like those at Bailey’s Roofing and Construction take a look. We’ll give you a few tips in this article about what to look for when deciding if it’s time to have your roof replaced.

A Short Guide

Generally, a roof should be able to last the lifetime of the house with, potentially, some repairs along the way. However, depending on what materials were used for your roof, it may need replacing sooner rather than later. Here’s a brief guide on how often a roof should be returned based on the materials used:

  • Composition Shingles: 12-20 years
  • Asphalt Shingles: 15-30 years
  • Wood Shingles: 20-25 years
  • Rubber Roofs: 30-50 years
  • Metal Roofs: 50-75 years

The climate of the area you live in can affect these lifespans. Severe winters or high humidity can shift materials, and harsh storms and winds can take shingles off, so be aware of how weather affects your roofing materials. Always check your roof for damage after severe storms or winds.

Signs of Pending Roof Replacement

Minor damage doesn’t always call for replacement, but as we mentioned before, if you wait too long to repair the damage, your chances of needing a roof replacement will grow higher and higher. Damage that can accumulate and call for replacement includes damaged shingles like loose ones or cracked shingles, missing shingles, sagging, mold or rot, water damage, leaking, and holes or dark spots. Some of these kinds of damage can be more severe than others. For example, sagging would call for a replacement faster than some missing shingles. Missing shingles can potentially be patched.

We encourage you to have your roof inspected regularly. If you’re unsure of the last time you had that done, contact Bailey’s Roofing and Construction.
